This Real Estate Office Plan involves a different way of doing business!
It is marketing to the personalities that buy or sell homes in Los Gatos* or
other similar up-scale areas with appeal !
This plan is about marketing; different marketing.
An “outside the box” way of thinking. Based on our study of real estate over
the last ten years.
Many of the concepts are different then the trend;
Different then current practice.
Our agents will WANT to be in the office;
Because that is where they will meet the people
who will make them money.
Signs will be designed and focused to bring customers to the office.
The best possible web site will bring people to the office. Many of these
customers will not have agents. The office will be so ‘High Tech’ that agents
and customers will want to meet each other in the office to see the deal with
innovation. Our agents will be the most knowledgeable.
Superior service will be obvious to the customers. The Plan is also a way to
get people to an open house and get their names.
Check out the Terradatum Charts. One Group appears to be very
successful, We can do better. Some groups are not producing results -
254 agents selling only 5 LG homes in three months!
There is room for improvement - innovation - new concepts. More agents in
the office is not better.
THIS Plan and our actions will spread through the town like wildfire. We
believe we can get 1/2 the agents interested in selling in our Focus Area to
check OUR web site at least weekly. That is perhaps 2,000 agents.
Our listings will sell faster for full price or above. The other agents will also
HELP US market our listings.
We can get at least 10% of the listings!
And 'double end' MANY of those listings!
The Plan is to have as few as 12 agents for an area of 100,000 people. But
12 agents that work hard and work many hours. We do not care if they
bring a 'book of business'; actually prefer they do not.
WE WILL be selective on who works with us...
We have a specific personality we are looking for.
Advertising money will be spent differently than by anyone else.
Other than office rent, overhead will be very near the lowest in town.
Agents who are in the office make the Office look successful. Why pay
$10,000 to $16,000 a month rent for a Real Estate office that no one goes
to? Not even the agents! And a Nice large office with lots of parking draws
clients
